The city of Santos, on the coast of São Paulo, is preparing for an urban and economic transformation with the announcement of a multi-use complex valued at R$1 billion. The project, led by businessman Neymar from Silva Santos, father of player
With construction scheduled to begin in 2025 and completed in 2028, the initiative seeks to reposition Baixada Santista on the map of major national and international events, boosting tourism and the local economy. The project will be built in a strategic area on Rodovia Anchieta, facilitating access for residents of the region and visitors to the capital of São Paulo. The city of Santos supports the project, streamlining the licensing processes due to its potential for generating jobs and revenue.
The complex will not only provide a new home for Santos Futebol Clube, but will also diversify leisure and business options in the region. The structure was planned to host everything from football matches and sports competitions to large concerts and corporate events, creating a new center of attraction throughout the year.
A milestone for entertainment at Baixada Santista
The complex will be strategically located on Rodovia Anchieta, one of the main access corridors that connect the capital of São Paulo to the coast, ensuring an easy flow for an audience of millions of people. The choice of location was meticulously planned to optimize the logistics of large events and minimize urban traffic congestion in Santos. The vision of the creators is to transform the area into a true center of convergence for shows by international artists, elite sporting competitions and corporate conventions, significantly diversifying the region’s leisure and cultural offerings. By consolidating Santos on the circuit of the country’s major entertainment centers, the project promises to attract a new profile of tourists and investors. The support infrastructure was designed to offer maximum comfort and safety, including ample parking, public squares and direct, well-signposted access, ensuring a positive experience for all visitors.
The multipurpose arena and its cutting-edge technology
Designed to meet the most demanding standards of Fifa, the new arena will have a capacity that exceeds that of the historic Vila Belmiro stadium by three times. The Essa expansion places the equipment among the most modern and capable of the Brasil, enabling it to host games with great popular appeal and the finals of championships of continental relevance. The structure was designed to offer full visibility from any seat and comfort for spectators, with VIP areas, corporate boxes and a wide range of food and beverage services.
The stadium’s main technological difference will be its retractable synthetic pitch, an innovation that allows the space to be converted in a few hours. Esse system allows the football field to be retracted automatically, making space for the assembly of stages for mega shows, business fairs and other types of events without causing any damage to the playing surface. Essa operational flexibility maximizes the use of the structure throughout the year, ensuring a continuous source of revenue and a diverse events calendar that goes far beyond football matches, making the site a dynamic economic asset for the city.
Projected financial boost for Santos FC
The new home represents a fundamental change in the Santos Futebol Clube business model.
Initial financial projections indicate that the club could triple its annual box office revenue, jumping from an average level of R$20 million to approximately R$60 million.
This new capacity will allow the club to host decisive games more frequently, such as the final stages of the Copa Libertadores, which sometimes needed to be moved to larger stadiums due to the limitations of the Vila Belmiro.
Furthermore, the commercial exploitation of the space will open up unprecedented revenue streams, such as the sale of the arena’s naming rights, an agreement that could inject tens of millions of reais annually into the club’s coffers.
The future of the historic Vila Belmiro
Despite the construction of the modern arena, the Urbano Caldeira stadium, the legendary Vila Belmiro, will be preserved as a historical and cultural heritage of the club. The plan does not contemplate its deactivation, but rather a new meaning of its use, keeping its rich history in football alive.
The stadium will undergo occasional renovations to continue being an active stage, hosting games with less public appeal, matches for the youth teams and the women’s football team, as well as events aimed at the local community and club members.
The luxury experience at Hard Rock Hotel
Integrated into the complex, Hard Rock Hotel Santos will offer a premium accommodation experience with 402 themed rooms and suites. Seguindo the brand’s global standard, the decor will include original memorabilia from music icons, such as guitars, costumes and platinum records, creating an immersive environment for guests.
The leisure infrastructure will feature an infinity pool with panoramic views, a complete spa, fine-dining restaurants and bars with live music. The hotel will function as a complete destination, serving both tourists and the local public.
Billionaire investment structure
The financial viability of the R$1 billion project is ensured by a consortium that brings together national and international capital. The majority of the investment, around R$600 million, will be allocated to the construction of the multi-use arena, while the remainder will be used to build the hotel and the complex’s support infrastructure.
A 40% portion of the capital, equivalent to R$400 million, will come from Arab investment funds with experience in large-scale projects, including the construction of stadiums for Copa of Mundo of Catar.
Job generation and regional development
The impact of the project on the economy of Baixada Santista will be significant from the start of construction. The construction phase, lasting three years, is expected to create 1,800 direct and indirect jobs.
After opening, the complex will maintain around 1,700 permanent jobs in the areas of hospitality, events, security and administration, boosting income and professional qualifications in the region.
