Neymar Sr. plans R$1 billion complex with Hard Rock Hotel and multipurpose stadium in Santos

Neymar da Silva Santos, known as Neymar Sr., announced an investment of R$1 billion for the construction of a multipurpose complex in Santos, on the coast of São Paulo. The project, which includes a Hard Rock Hotel and a stadium with capacity for 45 thousand fans, will be built on the banks of Rodovia Anchieta. The initiative, which has the support of local and state authorities, promises to transform the tourist and sports infrastructure of Baixada Santista, with work scheduled to begin in 2025 and completed in 2028.

The completion of the project comes at a strategic moment for the city and the local club. The stadium, with more than triple the capacity of Vila Belmiro, is expected to host Santos Futebol Clube’s international matches, as well as major events.

Metallic structure and international expertise define the new multipurpose arena

The new arena will have an all-metal structure and was planned to be a highly functional multi-use space. The architecture will allow for a variety of events, such as fairs, conventions, and large musical concerts, as well as sporting competitions. The flexibility of the design aims to guarantee the profitability of the complex throughout the year, beyond football match days.

To guarantee the execution of the project, investors from the EastMédio are contributing 40% of the total capital, giving the venture financial strength and global expertise. Foreign participation brings the experience of major international works, such as those implemented in arenas in Qatar.

Luxury hotel brings new standard of accommodation to the region

The Hard Rock Hotel unit will have 402 themed suites, decorated with elements of pop culture and rock and roll, such as autographed guitars and murals of idols. The concept seeks to offer an immersive experience, combining luxury, entertainment and the DNA of the widely recognized Hard Rock brand.

Guests will have a complete leisure infrastructure at their disposal, including swimming pools, bars with live shows, fusion restaurants and spas, designed to serve both tourists and athletes. Hotel rates are expected to start at R$800.

The hospitality project includes an infinity pool overlooking the sea, creating a high standard environment for visitors. The hotel’s direct connection to the multipurpose stadium will facilitate the creation of tourist packages that integrate accommodation and access to events.

Accelerated schedule and public incentives for construction

Ground preparation on Highway Anchieta is scheduled for the first quarter of 2025. The schedule foresees that the stadium’s foundations will advance in the second semester, with the assembly of the metallic structure scheduled for 2026. The construction of the hotel will continue at a parallel pace.

The city of Santos granted tax exemptions for the import of materials and equipment, a measure aimed at accelerating the construction process and reducing operational costs. The state government has also committed to expediting the necessary environmental licenses, ensuring compliance with the completion deadline in 2028. Pilot events at the complex should take place at the end of 2027, preparing the structure for full inauguration the following year.

Expectations of economic growth and local real estate appreciation

The complex is seen as a catalyst for the local economy, with an estimated generation of more than 3,000 indirect jobs, benefiting sectors such as gastronomy, transport and commerce. The permanent operation of the hotel and stadium will create 500 permanent vacancies, and the Hard Rock chain will provide specialized training for the local workforce.

The increase in tourist visibility and the flow of visitors with high purchasing power should lead to an increase in the value of properties in the Rodovia Anchieta area. Santos Futebol Clube’s revenue, for example, can increase from R$20 million to R$60 million annually from box office alone, due to the stadium’s greater capacity and the possibility of hosting games with greater appeal. Vila Belmiro, in turn, will undergo specific renovations to preserve its historical value and use by the base.

Focus on integration with the club and soperational sustainability

The new arena was designed to optimize logistics and training for the main squad, offering modern facilities. Special packages will be developed to integrate accommodation at the Hard Rock Hotel with match tickets, enhancing the fan experience.

The modern structure and greater audience capacity reinforce the city’s sporting identity, making it viable to hold continental competitions. The project includes sustainable features, such as the use of LED lighting and high energy efficiency systems, aligning the work with global environmental standards.
