Baixada Santista is about to experience an unprecedented urban and economic transformation with the confirmation of a mega-project costing R$1 billion. The project, headed by businessman Neymar da Silva Santos, father of the Brazilian team’s number 10, promises to build an international standard complex at the entrance to the city. The initiative unites the luxury hotel sector with a cutting-edge sports infrastructure, aiming to reconfigure tourism on the coast of São Paulo.

Strategically positioned on the banks of Rodovia Anchieta, the entertainment hub will take advantage of the main logistics corridor that connects the capital to the largest port in Latin America. This geographical choice facilitates access for millions of residents of Greater São Paulo, avoiding traffic bottlenecks in the urban center. The local city hall is already working on accelerating bureaucratic licenses to ensure that the schedule gets off the ground within the stipulated deadline.

Financial impact and the new home for major sporting events

The heart of the investment will be a supermodern stadium with capacity for 45,000 spectators, designed under FIFA’s rigorous requirements. With a retractable synthetic lawn, the technology will allow the space to switch between football matches and international mega shows in a few hours. This multipurpose management model follows the trend of successful arenas in Brazil, which multiplied the revenue of their partner clubs by diversifying the use of space.

For Santos Futebol Clube, the partnership represents a historic financial leap and the chance to modernize its operation. The black and white board calculates that annual box office revenue will jump from R$20 million to around R$60 million, driven by the increase in attendance and the sale of boxes. Furthermore, the sale of the venue’s naming rights will inject unprecedented resources into the institution’s coffers, allowing heavy investment in the football department.

Triple the size of the current Santos home, the new sports equipment will solve a chronic problem for the team in continental competitions. Decisive matches of the Copa Libertadores, which previously needed to be transferred to the capital of São Paulo due to lack of capacity, will now take place in the city itself. This ensures pressure from local fans and maximizes profits in high-demand games, strengthening the club’s brand on the South American scene.

Themed accommodation and luxury infrastructure in Baixada Santista

Attached to the sports center, the project will bring the renowned Hard Rock Hotel brand to the coast of São Paulo, offering 402 high-standard accommodations. The design of each suite will follow the tradition of the American franchise, displaying historical items from world music legends. The aim is to attract not only sports fans, but also tourists looking for a premium experience all year round.

The hotel complex’s leisure structure was designed to compete with the best resorts in the country. Guests will have access to an infinity pool with a privileged view of the coastal region, as well as a wellness center equipped with cutting-edge technology. Themed bars and restaurants focused on haute cuisine will complete the environment, which will also feature stages for daily musical performances.

Division of billion-dollar capital and generation of local opportunities

The financial viability of the mega-project is anchored in a strong international consortium, which dilutes risks and guarantees continuous cash flow. Of this total amount, investors from the Middle East, who have accumulated extensive experience in building the Qatar World Cup arenas, will contribute 40% of the value. The remainder will be financed by national partners focused on real estate development and long-term commercial exploration.

The injection of capital into the regional economy will have immediate repercussions on the São Paulo job market. To understand the extent of the structural and financial impact, the investment schedule was divided into specific action fronts:

  • Around R$600 million will be absorbed exclusively by the engineering and construction of the multipurpose arena.
  • The amount of R$400 million will cover the construction of the hotel, common areas and road improvements in the surrounding area.
  • The civil works phase, lasting three years, will open 1,800 direct and indirect job vacancies.
  • After the inauguration, the daily operation of the complex will require 1,700 employees hired on a permanent basis.

This massive creation of jobs will prioritize residents of neighboring cities, boosting local commerce and services. Real estate experts point out that complexes of this magnitude tend to increase the value of each square meter in the region by up to 30%, attracting new businesses to the area around the highway and boosting municipal tax collection.

Work schedule, sustainability and the destiny of Vila Belmiro

The start of works is scheduled for the first months of 2025, shortly after the release of the latest environmental licenses. The foundation of the stadium will begin in the second half of the same year, paving the way for the installation of the metallic skeleton throughout 2026. The internal finishing and decoration phase of the hotel will take place in 2027, culminating in a series of test events before the official opening to the public in 2028.

Aligned with modern ecological demands, the architectural design prioritizes energy efficiency and reducing damage to the environment. An extensive network of photovoltaic panels will be installed on the roofs to supply part of the complex’s electrical demand. At the same time, underground reservoirs will collect rainwater, which will be reused to irrigate the lawn and clean the large common areas.

Even with the grandeur of the new structure, the historic Vila Belmiro will not be abandoned by the black and white board of directors. The iconic stadium will undergo modernization renovations to continue hosting youth team matches, women’s team games and events with less commercial appeal. In this way, the club preserves its rich cultural heritage while embracing the future of sports entertainment, keeping alive the roots that made it famous worldwide.
