R$1 billion complex funded by Neymar’s father will transform tourism in Santos

The city of Santos is preparing for a profound urban transformation with the arrival of a mega-project costing R$1 billion. The project, headed by businessman Neymar da Silva Santos, father of the Brazilian national team striker, promises to build a complex that mixes high-performance sports and luxury hotels. This initiative seeks to place the city on the route of major international shows, directly rivaling the arenas in the capital of São Paulo.

Strategically positioned on the banks of Rodovia Anchieta, the space was designed to facilitate the flow of visitors coming down the mountains from Greater São Paulo. Interventions on the ground should begin in the first months of 2025, shortly after the release of the latest environmental licenses. The official schedule establishes the year 2028 for the final delivery of all facilities ready for use.

The choice of location did not occur by chance, as the highway is the main artery connecting the port and the plateau. With this, the creators hope to avoid the traditional traffic bottlenecks that usually affect the Santos urban area on days of large crowds, ensuring a smooth arrival for tourists and fans.

Leap in revenue for the club and the fate of the old stadium

For Santos FC, the partnership represents a change of financial level, resembling the business models adopted by rivals such as Palmeiras and Corinthians after the construction of their new homes. The black and white board calculates that annual box office revenue will jump from the current R$20 million to around R$60 million. This increase in revenue will be vital for building competitive squads and maintaining the youth teams in the coming years.

In addition to selling tickets, the club will have the opportunity to commercially explore the space through the negotiation of naming rights. The new home will allow the team to play decisive games in continental tournaments, such as the Copa Libertadores, without needing to rent stadiums in the capital of São Paulo to meet audience capacity requirements.

Even with the inauguration of the ultramodern arena, the legendary Vila Belmiro will not be deactivated or demolished. The historic Santos trapdoor will undergo structural adjustments to continue hosting women’s football matches, youth team clashes and smaller events. In this way, the association is able to preserve its rich centuries-old history while embracing the modernization necessary for contemporary sport.

International standard and flexibility for multiple events

The heart of the complex will be a stadium designed to hold 45,000 spectators, built under the rigorous technical requirements established by FIFA. The supported audience volume is practically three times greater than the current maximum capacity of the Santos venue. This size places the new sports venue among the largest and best equipped in the entire national territory.

One of the major technological differences of the project will be the implementation of a fully retractable synthetic lawn. This intelligent mechanism allows the playing field to be retracted in a few hours, freeing up the concrete space for assembling stages for shows or corporate fairs. With this engineering solution, the grass does not suffer wear during musical events, always guaranteeing a perfect floor for football practice.

To make a structure of this magnitude viable, the organizers put together complex financial engineering, bringing together Brazilian and foreign investors. The division of resources invested in the billion-dollar project will follow strict capital allocation planning.

  • Around R$400 million, which represents 40% of the total, will be injected by investment funds from the Arab world, which have the experience of having built the stadiums for the last World Cup.
  • The largest portion of the budget, estimated at R$600 million, will exclusively cover the costs of building the multipurpose arena and its embedded technologies.
  • The remainder of the capital raised will guarantee the construction of the hotel complex, the paving of road accesses and the creation of external living areas.

This diversification in fundraising shields the progress of works against possible fluctuations in the internal economy. The responsible consortium guarantees that cash flow is already assured to cover all stages of the physical schedule, without risk of downtime.

Themed hosting and direct integration with sport

Attached to the sports center, the Hard Rock Hotel Santos will bring an unprecedented concept of tourism to Baixada Santista. The building will have 402 housing units, including standard rooms and high-luxury suites, all decorated with historical items that belonged to world music legends. The international brand is known for transforming its lobbies into true pop culture museums, and the São Paulo unit will follow this same guideline.

Guests will have a sophisticated leisure area at their disposal, the highlight of which will be an infinity pool offering a privileged view of the coast and the port. The complex will also house a state-of-the-art relaxation center, fine-dining restaurants and bars equipped for daily musical performances, creating an entertainment ecosystem that operates independently of game days.

Thinking about the routine of professional athletes, the architectural project created a direct connection between the hotel and the new Santos FC training fields. This logistical integration will allow players to carry out their pre-game meetings with maximum comfort and privacy, walking a few meters through restricted areas to the location of the physical and warm-up activities.

Local income generation and commitment to the environment

The socioeconomic impact of the construction will be immediately felt in the coastal metropolitan region. Over the three years of heavy construction work, the contractors hired are expected to create around 1,800 job openings, prioritizing the hiring of residents of neighboring cities. This movement boosts local commerce and moves the entire civil construction production chain in the state.

When the turnstiles start to turn and guests arrive, the complex will require a permanent workforce of 1,700 employees to operate the stadium, hotel and restaurants. The creation of these permanent positions represents a relief to the area’s unemployment rates, offering solid career opportunities in sectors such as hospitality, private security and building maintenance.

In the environmental aspect, the engineers designed a plan focused on reducing the carbon footprint and maximum energy efficiency. The arena’s roof will be lined with photovoltaic panels capable of generating much of the electricity consumed daily by the facilities. In parallel, huge underground reservoirs will capture rainwater, which will be treated and reused to irrigate the gardens and clean common areas.

Before the gates officially open to the public in 2028, the consortium will hold a series of test events with reduced spectator capacity. These practical simulations are essential to calibrate the security schemes, the evacuation flow, the operation of the turnstiles and the stadium’s acoustics, ensuring that the final inauguration takes place impeccably and safely for all attendees.
